Who We Are

Frank Killilea

Frank formed Stratton Development Management, LLC (SDM) in June 2006 following a career as a Project Manager in the real estate development and the construction industries. Hisexperience in real estate development, construction, and engineering has provided him with a uniquely strong ability to manage and coordinate all phases of the development process from acquisition and zoning approvals through construction completion and occupancy. Frank has managed a variety of ground-up, renovation, and build-out projects including retail, supermarkets, office, manufacturing, residential, and medical. He is a member of the North Andover Zoning Board of Appeals, volunteer assistant high school ski team coach, and co-founder of the Borderline Running Club.

Prior to forming SDM Frank worked at New Boston Fund, Northland Development Corp, Cashman Construction, SeaWorks Construction, and Childs Engineering.

Mr. Killilea earned a Bachelor’s degree in Civil Engineering from the University of Rhode Island, and a Master of Science in Real Estate Development from the Massachusetts Institute of Technology.

John Kiely

John has over 30 years of diverse real estate investment experience including development

feasibility, site acquisition, due diligence, zoning approvals, project design, construction, and finance/capital markets. He has worked both as a consultant and as a principal on numerous real estate investment types including commercial mixed use, senior housing, and residential development.

Prior to joining SDM in 2018, John was a principal at Hawthorne Development Partners for 15 years

where he managed an investment partnership with Lubert Adler Real Estate focused on mixed use and

residential development, worked on senior housing developments with Epoch Senior Living and

Benchmark Assisted Living, and conducted numerous consulting assignments for client such as the Mass Department of Transportation (DOT), Boston Planning and Development Agency (BPDA), Hudson Realty Capital, Bloomfield Capital, Alterra Development, Pulte Homes, and T-Mobile. Prior to forming Hawthorne, John worked at Cabot Partners, Vertical Net, Fleet Bank, and Citicorp Real Estate.

John has an MS in Real Estate Development from MIT and an MBA in finance and accounting from the

University of Rochester Simon School of Business.

Vartan Getzoyan

Vartan brings his 30 years of commercial construction, real estate development and project management experience to SDM. His experience includes management of real estate developments as an owner’s representative from project inception through turnover and occupancy. His skill set includes acquisition due diligence, feasibility studies, design and construction team assembly, pre-construction budgeting and estimating, zoning / entitlements, planning and coordination, construction monitoring, and cost controls. Vartan offers clients his insight as an engineer, contractor, developer and facilities / building manager with proven results, with projects completed on time and on budget.

Prior to joining SDM Vartan worked at New Boston Fund, NDC Development, Investment Resource Group, H.N. Gorin and The Codman Company. As Owner’s Representative he directed and managed office / commercial / industrial / residential, urban and suburban projects with full administrative authority negotiating and managing contracts for expeditious and economical design and construction of projects.
